Dockominium and Rackominium Concept and the KMB Marine Advantage

A dockominium refers to a fee simple purchase of a wet slip. A rackominium refers to a fee simple purchase of a dry storage space. The purchase receives a warranty deed and title policy for their space. Dockominiums and rackominiums are similar to residential condominiums except they are a home for your boat. A condominium association is formed; its members pay monthly dues and the marina operations are managed by it. The concept is not new; it began in the states in the Great Lakes over 30 years ago and has been implemented in Europe for decades. All the facilities are open to the public. Anyone can purchase a storage space. An owner may choose to use their slip themselves or lease it to the public. These facilities perpetuate the waterfront land's use as a marina, virtually guaranteeing public access to the water forever. The founder has prepared condominium documents such that a 4/5 vote is required to amend or dissolve the association's declarations further assuring each marina location will exist in perpetuity.

KMB Marine is committed to excellence in quality construction, state-of-the-art equipment and the highest weight capacities in the industry. It has an unsurpassed level of customer service both on and off the water. At these marinas, dry docks are structurally engineered buildings that exceed Florida building code requirements. Equipment typically includes Hoist Lifts used to store boats in the dry slips. Wet slip docks include fueling stations, potable water connections and wireless internet access. Each location includes sanitary pump-out systems.

Members/owners enjoy the use of luxurious clubhouses with lounges, gourmet deli/coffee shops, swimming pools, and locker rooms that come complete with showers, terry cloths and fine toiletries. Valet parking is offered at all locations. Members/owners simply call or email the club’s concierge and inform them of the time they wish to use their boat. Outstanding customer service includes preparation of food and beverages, coolers filled and iced, boats tied at the dock, fueled and ready for use. All goods and fuel are provided to member/owners at cost. When the member/owner returns, he or she can retire to the clubhouse with his or her guests to enjoy libation with other owners. Meanwhile, our staff will wash their boat, flush the engines, and safely store the boat until the next boating day. There is a no tipping policy at all facilities that is strictly enforced.
